Are you a maintenance technician who is tired of being on your feet all day, responding to “emergencies,” and keeping a clean and well-stocked shop? Would you like to use your skills daily to assist apartment residents with their minor maintenance and repair needs from the comfort of your own home?

HappyCo’s software enables Happy Force maintenance technicians to assist residents remotely via text messaging. Happy Force technicians are elevating the maintenance experience for residents in multifamily apartments and houses across the country, without carrying tools, running all over properties, or commuting in traffic.

The Position

We’re looking for motivated, experienced, and tech-savvy Maintenance Technicians to join our Happy Force team and assist residents remotely.

Virtual Maintenance Technicians bring the expertise of on-site maintenance technicians to a remote setting. As a Virtual Technician, you must have experience in on-site multifamily maintenance and the ability to understand and troubleshoot a variety of issues reported by residents living in single-family, student, and multifamily communities.

Happy Force Virtual Technicians assist on-site teams by prioritizing issues and providing clear, step-by-step guidance through messaging to help residents resolve basic maintenance concerns.

Work Schedule and Availability

This is a full-time, remote position with assigned shifts and consistent attendance expectations. Availability to work afternoons, nights, weekends, and holidays is required.

Each shift spans nine hours and includes eight hours of computer-based work and a one-hour unpaid lunch break. Employees are expected to remain available, responsive, and actively engaged during working hours, apart from scheduled breaks. While the position offers the benefit of working from home, it does not offer self-selected hours or the ability to work whenever convenient.

Shift times are determined by business needs and may include, but are not limited to:

  • 4 p.m.–1 a.m. Eastern Time
  • 5 p.m.–2 a.m. Eastern Time
  • 6 p.m.–3 a.m. Eastern Time

Candidates must be comfortable working a structured schedule and maintaining dependable attendance during their assigned hours.

  • Provide residents of multifamily, single-family, and student housing with an exceptional level of service in every interaction.
  • Use Happy Force software to review, triage, and respond to incoming maintenance tickets.
  • Coach residents through basic maintenance fixes via SMS and written messaging, following Happy Force standard operating procedures.
  • Collect relevant information from residents to support on-site teams when escalation is required.

  • Guide residents through mitigation steps for maintenance issues to help prevent property damage.
  • Participate in feedback sessions related to product use and process improvements.
  • Maintain flexibility and willingness to work different assigned shifts as needed, including afternoons, nights, weekends, and holidays.
  • Process incoming work orders through completion.
  • Triage and prioritize maintenance requests submitted through messaging.
  • Communicate with residents primarily via text-based channels.
  • Perform discovery and troubleshoot basic maintenance issues remotely.
  • Collaborate with other Happy Force Technicians, Leads, and corporate team members.
  • Collaborate daily with other Virtual Maintenance Technicians and Leads via Zoom, sharing knowledge, problem-solving complex issues, and supporting one another in real time.

Qualifications

  • A minimum of five years of on-site residential maintenance experience.
  • Experience in the multifamily residential property industry.
  • Fluent written English and strong grammar skills.
  • Basic computer skills and experience with tools like Google Docs, or a willingness to learn.
  • Strong understanding of the relationship between residents, property management, and maintenance teams.
  • Ability to accurately assess maintenance issue types and priority levels.
  • Proven ability to troubleshoot and resolve basic maintenance issues efficiently.
  • An upbeat, empathetic personality with a genuine desire to help others.
  • Willingness to assist others and elevate the resident and site maintenance experience.
  • Ability to use technology to serve people in an accessible way.
  • A proactive approach and a strong growth mindset.
  • Ability to maintain focus, responsiveness, and productivity during a full day of computer-based work.
  • Availability to work assigned shifts, including afternoons, nights, weekends, and holidays.

Computer Requirements

Employees must provide their own computer that meets the following minimum requirements:

  • Windows Computers: Must be less than two years old and have at least 8 GB of RAM. Computers running Windows 11 Home are not permitted.
