Key Responsibilities
Position Purpose
The responsibility of the Centre Manager is to manage the centre proactively by achieving the key deliverables of the business plan. This is inclusive of ensuring optimal performance of the applicable team within the centre management function as well as effective communication with the relevant stakeholders.
Shopping Centre Management
- Implementation of all responsibilities as specified in the Management Agreements
- Manage day-to-day operations in accordance with all RetPro standard procedures
- Achieve or exceed budget targets for financial returns
- Strategy and planning of the centre’s (marketing/operations/leasing/development)
- Build strong professional relationships with retailers
- Maximise store productivity to achieve strong sales
- Work with leasing department to optimise tenancy mix to meet changing market needs
Financial Administration & Reporting
- Maintain effective communication with head office finance team to provide accurate financial information within the set time frame
- Ensure that you have a constant understanding of all arrears including any arrears that you are directly responsible for debt collection and are aggressively acting to reduce these to less than 2% of annualised billings
- Work collaboratively with the Lease Admin Team to ensure Assignment of Lease procedures are completed in accordance with Company Policies and Procedures within the timeframes set by Head Office
- Review Outgoings budget for centre maintenance and capital expenditure to ensure they remain within budget
- In conjunction with head office, ensure all rent reviews are actioned correctly and in time
Client Liaison & Reporting
- Deliver monthly reports on the performance of the centres in accordance with the timeline set out in Management Agreements
- Prepare and implement the Centre’s Business Plan, Income and Expenditure Budget in accordance with the timeline established by Head Office
Centre Administration
- Ensure tenancy schedules are accurate and correct at all times
- Ensure all rent reviews are actioned correctly and in time
- Ensure that Public Liability & Bank Guarantees are current
- Work collaboratively with the Lease Admin Team to ensure Assignment of Lease procedures are completed in accordance with Company Policies and Procedures within the timeframes set by Head Office
Risk & Legal Compliance
- Ensure understanding of, and compliance with, lease-related and other legal requirements associated with operating the centre
- Ensure that you have a proper understanding of the legal responsibilities of your position, and that your centre is meeting its proper obligations in this regard
- Managing the certificate of occupancy for the centre ensuring property inspection and registers are maintained
Operations Management
- Conduct a daily centre walk to ensure the centre is presented to a high standard of cleanliness and equipment is in good order
- Make key decisions regarding maintenance and minor capital expenditure issues
- Make recommendations to the landlord regarding capital expenditure based on life-cycle of plant and equipment
- Oversee maintenance programs and key service contracts to meet agreed cleaning and security standards and ensure within budget
- Tracking of tenancy delivery critical dates
- Supporting operations team with key tenancy delivery deliverables
Marketing
- Set objectives for the Marketing Manager
- Assist marketing to develop and implement a marketing strategy and calendar for the centre
- Continually research the market, including competitor centre visits, external influences and retail trends
- Contribute to the centre achieving traffic and turnover
- Develop relationships with retailers to maximise retail opportunity to increase sales
Other Income
- Develop and improve CML presentation
- Encourage growth of CML database with new and different clients
- Generate sundry and income initiatives
- Identify and implement new initiatives to drive other income such as mall media, pop-up, etc.
Leadership and Staff Management
- Effectively manage the day-to-day performance of staff in accordance with applicable Policies and Procedures to achieve company expectations
- Conduct periodical 1-1 meetings and provide staff with effective feedback for growth
- Undertake performance review cycle and development plans as per company requirements
- Mentor and motivate staff via employee development plans and succession planning; delegate and train to upskill staff
- Facilitate open communication and problem solving between all departments within the business
- Establish and maintain high standards of operation and effectiveness within all departments of the centre
Qualifications & Experience
Qualifications:
- Tertiary qualification in business administration or similar highly regarded
- Hold a current Agent’s Representative / Certificate of Registration (Real Estate) with completion of the applicable compulsory units
Experience:
- Retail property experience as a centre manager or similar
- Experienced in managing, coaching and developing staff
- Experience in building relationships with internal and external stakeholders, and client relationship management
Capabilities:
- Proficient in MS Office Suite and company property management systems
- Experience setting and managing budgets, meeting deadlines, and working within financial limits
- Professional communication and presentation skills
