Our Opportunity
As Centre Manager, you will lead and motivate a multi-disciplinary team to manage the daily operations and presentation of the asset in a manner that delivers outstanding returns and optimised value to our investors. To ensure the highest standards are consistently maintained and deliver exceptionally memorable and rewarding experiences to our retailers, operators, customers, guests and communities.
Your responsibilities will include:
- Ensuring the customer and guest experience is encompassed in all aspects of the role and the asset’s offerings.
- Establishing and maintaining the asset’s Stakeholder Communications Management Plan and delivering the asset’s Community Charter.
- Implementing the Asset Plan and preparing the Business Plan whilst understanding the asset lifecycle, and ensuring all activities on site, and the team’s performance, contribute to meeting the objectives of these plans.
- Building collaborative relationships with retailers/operators, Mirvac teams, key local community groups and authorities, and customers/guests, and attending meetings as required.
- Ensuring the team present the asset to the public in its optimal condition and maintain a presence out on the floor.
- Ensuring both retailers/operators and the asset are meeting all obligations stipulated under each lease, and proactively managing retailer/operator trading performance and arrears in accordance with KPIs.
- Overall responsibility for ensuring 100% accuracy of the Tenancy Schedule.
- Overall responsibility for the asset’s Income and Expenditure, Capital Expenditure and Marketing budgets.
- Ensuring the Marketing Manager implements dynamic curation and marketing initiatives that deliver increased sales and traffic, and that retailers/operators are worked with where necessary on identified objectives and issues.
- Ensuring the Facilities Management team manage plant and equipment in line with legislative requirements, and the asset to the highest standard of repair, maintenance, presentation and cleanliness.
- Ensuring the asset’s capital projects are completed on time and within budget, with longer term plans in place.
- Working collaboratively with the Leasing team to create the desired retail mix at the asset and contributing to the Strategic Leasing Plan and its delivery.
- Overseeing current tenancy fit outs to ensure they are completed on time, consistently and within budget, and being across any issues raised by the Tenancy Coordination team.
- Working collaboratively with national teams to deliver Retail divisional initiatives and contributing to the implementation of the Retail strategy.
- Proactively engaging with industry bodies and staying across emerging retail industry concepts and trends.
- Acting as Duty Manager on evenings/weekends/public holidays as required.
Your point of difference
- 10+ years experience in the retail industry, preferably with experience in management
- Demonstrated strong people management experience, with a passion for developing and empowering people to succeed
- Commercial/financial acumen with demonstrated experience and understanding of the preparation and ongoing management of Income and Expenditure Budgets on an accrual basis
- Demonstrated understanding of retailer finance including profit and loss statements, percentage rent, occupancy cost benchmarks and the ability to identify and monitor retailers at risk
- Demonstrated ability to execute strategic plans
- Relevant tertiary qualification in Real Estate, Property Economics, Commerce or equivalent is highly desirable
- Real Estate License or Real Estate Certificate of Registration is required
- A strong understanding of relevant legislation and the legal obligations of the asset and of the position
- A proactive and self-motivated approach with the ability to solve problems, improve system and procedural efficiency and effectiveness, and resolve issues as they arise
- Ability to create a high performing outcomes-oriented team and the best environment to deliver objectives
