Your opportunity
As Assistant Facility Manager, you will support the Senior Facility/Facility Manager with the day to day maintenance and operation of building services, and to ensure the asset is presented in its optimal condition, utilised in the most cost-effective manner and serviced in line with legislative requirements. To maintain the highest level of safety for all occupants of the asset and deliver exceptionally memorable and rewarding experiences to our retailers, operators, customers, guests and communities.
Your responsibilities will include:
- Contributing to meeting the objectives of the Asset Plan and Business Plan whilst understanding the asset lifecycle;
- Building collaborative relationships with retailers, operators, Mirvac teams, key local community groups and authorities, customers and guests, and attending meetings as required;
- Managing the asset and all fixtures, plant and equipment in line with legislative requirements and expected plant life cycle to the highest standard of performance, repair, maintenance, presentation and cleanliness;
- Proactively managing the performance of the cleaning and security teams to meet or exceed their contract obligations/KPI’s,
- Proactively identifying maintenance requirements for the asset and coordinating task completion with the necessary supplier or contractor, ensuring all work on site is performed in a timely manner and to an acceptable standard, and in accordance with Workplace Health and Safety obligations and Mirvac contractor qualification and induction requirements;
- Ensuring that all building services, including the vertical transport and HVAC systems, are functioning and constantly monitoring them to ensure efficient operation and reliable performance;
- Responding to any hazards reported on the Contractor Management System (CMS) or through other means;
- Working with the Tenancy Coordination team to ensure all tenancy fit-outs, alterations and works cause minimal inconvenience to vendors and the public and are completed safely, on time and in accordance with relevant legislation and Mirvac policies and procedures;
- Ability to be on call 24/7, work on weekends and attend to after-hours calls all on rotation
Your point of difference
- Previous experience in a technical role – with mechanical/electrical trade qualification or tertiary qualification – is highly desirable;
- Previous experience in the retail and building management industries is highly desirable;
- Demonstrated experience and understanding of the preparation and ongoing management of expenditure budgets on an accrual basis;
- Demonstrated experience in a high-volume role with conflicting priorities;
- Demonstrated experience in negotiating and enforcing contracts;
- High level of IT proficiency e.g. Microsoft Office package;
- Demonstrated understanding of Australian Standards, NCC, HSE, DDA and other risk management issues;
- A proactive and self-motivated approach with the ability to solve problems, improve system and procedural efficiency and effectiveness, and resolve issues as they arise;
- A team player attitude with the ability to work independently or as part of a team, multitask and adapt to change, and a willingness to be flexible;
