The Director, Valuations provides enterprise-wide leadership, strategic direction and oversight for the valuation function, ensuring the integrity, consistency and appropriate application of valuations across the commercial, retail, industrial and build-to-rent asset classes.

The role sits within the Asset Management team and reports to the General Manager, Strategy and Operations. The Director, Valuations supports owners whilst working closely with the Funds Management and Finance teams.The Director Valuations ensures valuation outcomes support capital allocation, portfolio strategy and long-term value creation, while meeting governance, regulatory and fiduciary obligations. Utilise valuation intelligence to actively support forward looking portfolio insights, alongside the asset management team, that drive long-term risk-adjusted returns.

This role sets the vision, frameworks, operating model and culture for the valuation function, positioning it as a trusted adviser to senior leaders, committees and boards, ensuring valuation insights are leveraged to drive informed, forward-looking decision making across the portfolio.

Your responsibilities will include:

Enterprise Leadership & Culture

  • Provide visible, values-led leadership to the valuations function, fostering a culture of accountability, independence, commercial acumen and continuous improvement.
  • Build, develop and mentor senior valuation leaders and specialists, ensuring strong capability, succession depth and alignment to future portfolio needs.
  • Champion ethical decision-making, professional judgement and valuation independence across all funds and asset classes.

Strategic Valuation Leadership

  • Set and own the enterprise valuation strategy and frameworks, and standards, ensuring consistency of approach while recognising asset-specific and sector-specific drivers.
  • Provide strategic insight on valuation trends, market movements and emerging risks, translating technical outcomes into clear executive-level implications.
  • Act as a trusted adviser on valuation matters across acquisitions, divestments, capital allocation, development feasibility and portfolio strategy

Executive & Stakeholder Engagement

  • Serve as the primary senior interface with Executive Leadership, Investment Committees, Valuation Committees, Boards, auditors, regulators and key external valuation firms.
  • Lead complex and sensitive stakeholder discussions on valuation outcomes, judgement calls and market movements, particularly where outcomes are contested or require escalation.
  • Build and maintain strong, strategic relationships with external valuation partners to ensure quality, independence, consistency and innovation.

Governance, Risk & Compliance

  • Maintain ultimate accountability for compliance with fund valuation policies, regulatory standards and governance frameworks.
  • Oversee and lead the preparation, sign-off and presentation of Valuation Committee and Board papers, ensuring valuation movements, drivers and implications are clearly articulated.
  • Sponsor periodic reviews of valuation policies, methodologies and controls to ensure they remain fit for purpose in evolving market and regulatory environments.
  • Maintain oversight of valuation model risk, key assumptions, sensitivities, and scenario analysis, ensuring transparency, documentation, and auditability.

Portfolio Insight & Value Creation

  • Oversee valuation outcomes across the full portfolio, ensuring consistency while enabling informed decision-making at asset, fund and enterprise level.
  • Partner with Asset and Fund teams to identify value-enhancing initiatives, capital optimisation opportunities and risk mitigations informed by valuation insights.
  • Ensure valuation data and analysis are effectively leveraged to support performance assessment, strategy formulation and capital decisions.

Operating Model & Continuous Improvement

  • Design and oversee the valuation operating model, balancing rigour, efficiency and responsiveness to business needs.
  • Drive continuous improvement in valuation processes, data quality, systems and analytics to enhance insight, scalability and decision-making.
  • Explore and promote innovation and technology in valuation approaches, modelling techniques and market intelligence, including being across emerging technology, its potential application and value
  • Be well informed on emerging technologies and how they can be ultilised to streamline processes.

Experience

  • 15+ years’ senior experience across property valuation, funds management, investment or related roles, with deep exposure to complex, institutional portfolios.
  • Proven experience leading senior professionals and enterprise-level functions.
  • Experience working with landlords and owners to deliver valuations outcomes
  • Demonstrated ability to influence Executive, Committee and Board-level stakeholders.

Qualifications

  • Tertiary qualifications in property, finance, economics or a related discipline.
  • Professional valuation credentials required.
  • Finance or investment credentials highly regarded.
