LIV is Mirvac’s Build to Rent (BTR) brand and operating platform. It represents a portfolio of purpose‑built rental communities that Mirvac both develops and manages, designed to combine the flexibility of renting with the quality, service, and long‑term security typically associated with home ownership.

The Portfolio Manager will lead and inspire the Melbourne LIV Asset Teams to drive optimal asset performance and profitability, ensuring consistent operational excellence and a unified team culture underpinned by exceptional service and presentation standards.

The role is responsible for the Victorian LIV portfolio being consistent with National Standards, expectations and Brand.

The Portfolio Manager will foster a culture of rapid learning with accountability for identifying and acting upon these learnings to continually enhance the LIV offer, and ultimately, Melbourne LIV asset performance.

This is a pivotal role in the LIV Asset Management Leadership Team (LIVAMLT) to set culture and expectations, including development of LIV strategy and team alignment to this strategy.

What you'll be doing:

  • To drive, lead and deliver sustainable and profitable performance across the Melbourne LIV portfolio
  • Responsible for the financial performance of the Melbourne LIV assets
  • Oversee the Melbourne LIV asset teams to ensure consistency of standards, performance, and delivery
  • Contribute to strategy for the LIV portfolio and ensure uniform alignment to the strategic plan with respect to what we are doing, how we will achieve it, and when
  • Provide Fund representatives and co-owners with confidence by clearly articulating the LIV asset management strategy, and updates on how we are delivering against this strategy
  • As a member of the LIVAMLT, play a pivotal role in setting and maintaining a positive culture characterised by accountability, optimism, and inclusive behaviours
  • Develop effective budget and forecasting processes in consultation with the Commercial Finance Management (CFM) Team
  • Oversee budget and reforecasting cycle throughout the identified calendar periods for relevant LIV assets, inclusive of ensuring that the LIV teams at all assets are proactively identifying and escalating risks and opportunities, including but not limited to arrears management risk
  • Oversee the Strategic Asset Plan process for the Melbourne LIV assets, in consultation with the National Portfolio Manager, LIV BTR
  • Lead the Melbourne LIV asset teams to provide insights to the LIV Leasing Team to drive and unlock incremental leasing income opportunities
  • Manage successful interaction with the other Mirvac Asset Classes to unlock opportunities within the LIV asset class
  • Lead a proactive HS&E culture at the Melbourne LIV assets with safety-focused behaviour across these teams and escalation protocols in place
  • Monitor and ensure adherence to processes for risk, governance, compliance, and corporate responsibility across the Melbourne portfolio
  • Champion the consistent application of key Mirvac values, leading by example and promoting a high performing and collaborative environment
  • Assist with any projects or undertake additional duties as required
  • Lead the Melbourne PCM team in providing an exceptional customer experience, delivering the LIV Brand Promise and executing on the LIV Customer Charter commitments
  • Support the Leasing Manager in delivery of Strategic Leasing Plans

What you'll bring:

  • Development and Asset Management experience with demonstrated successful outcomes.
  • Proven track record of achieving results through influencing and relationship management skills
  • Prior experience in operating a business P&L
  • Comprehensive and extensive knowledge of the residential leasing sector and retail property experience
  • Project management and risk management expertise
  • Ability to set and drive customer centric strategy for a portfolio of assets and achieve measurable outcomes.
  • Strength in analytical and report writing skills.
  • Commitment to quality, professionalism, confidentiality and attention to detail.
  • Organised and self-motivated and have an ability to meet tight deadlines and prioritise tasks.
  • An ability to lead innovation and support change.
